We started our Ann Koonce experience long before she became our buying agent, and we have found her to be absolutely everything anyone could ask for in a Realtor. Besides her unparalleled grasp of all the necessary details, she brings to the customer-agent relationship a true desire (and ability) to understand what you want, And Find It! We long planned to move to the Triangle are to be near our daughter`s family, and we engaged Ann originally on an "if you have time, sort of keep an eye out for thus and so....". Even on this informal and out-of-her-own-pocket basis, she bent over backwards to be helpful and genuinely tried to get inside our heads to figure out what we were after. NOT an easy task, but it turns out she was up to it. She was always ready and willing to go not just the extra mile, but whatever distance necessary. Our dream house parameters were anything but standard, so Ann wasn`t going to be able to find us a cookie cutter new construction and be done with us. But she kept at it, one time volunteering to go look at a possible property for us (we were in another state), drive out there herself, _and get up into the attic_ (!) to see if it was what we were after. As she got to know what we were looking for, she would regularly send us handfuls of listings, urge us to comment yes and no on each one, and used that to refine her search. Eventually she set us up on the Fonville-Morisey site with a very nice search engine so we could troll for possibilities ourselves, once she had tweaked the search with what she knew about us. When we stumbled across our dream house, she had to leap into action getting a showing for us with no advance warning (and we HAD to see this house) and Facetiming the tour with the listing agent and our daughter. She then shepherded our offer (in competition, no easy task) through the process, and the rest is history. We were lucky to find Ann, and grateful for her crucial part in our getting our dream house. If I had to sell a property, we would certainly turn to her first as well.

I highly recommend Ann Koonce as a realtor. She is very knowledgeable when it comes to the Triangle area and the real-estate business in general. I get the feeling she really enjoys what she does, and her enthusiasm and energy rub off on you. She helped me purchase my home in Durham and the whole experience was basically perfect. I really appreciated how well-organized she was and that she was tech-savvy enough to communicate with via text, email or phone with no delays. She also has a great sense of humor. We were fortunate to meet Ann when relocating to Durham and were looking for a townhouse rental. She was knowledgable, prompt, courteous, and highly professional. Because of the fantastic experience that we had with Ann as renters, we had no hesitation in enlisting her services again when purchasing a home one year later. Throughout the searching and purchasing process (our first as homebuyers) Ann was exceptionally helpful in her enthusiasm, patience, and savvy. Ann is smart, determined, patient, helpful, understanding, conscientious and friendly. When you work with Ann, you will find she has these great qualities, and more. Selling our home: Ann went out of her way to give us pointers on what we should do to make the home more attractive to buyers. She reviewed the comps and suggested an asking price that was above our expectations. During the selling process, Ann would reach out to us and let us know how the appointments went and she shared any feedback - good or bad. Within 24 days on the market, we had a buyer. Ann actually served as a dual agent on our listing. While some would be concerned about this, we weren't. Ann was completely transparent about the whole process, and we still felt that she was our realtor. Buying our home: Ann went out of her way in putting an offer on our home. We were looking in a hot market in Durham, NC. At the moment in time, there weren't any homes on the market. But one day, Ann sent us a text writing that a new build just went on the market. We asked if we could meet with her at 5:00 that evening to walk through the house. We looked at the home that evening at 5:00, and we were in love. We wanted to put an offer on the house. Ann drew up the offer that night and submitted it to the seller. Thanks to Ann's negotiating skills, Ann knew what to ask for and she got it for us, which included additional seller paid closing costs, fridge allowance, hardwoods throughout the upstairs. The seller came back and said they could do all the above, but they wanted more. Ann, countered with half of the additional amount they asked for, and the seller accepted. If it wasn't for Ann being so diligent in drafting the offer that night, this home would have slipped through our hands. Why do I say this? We met with the listing agent that weekend at the Parade Home they were showing next door to ask her about the fridge allowance. After talking with the listing agent, she said they received many inquiries about the home, but she told them that the house was under contract. Without a doubt, when you work with Ann to sell and/or buy your home, you will not be let down. Ann is always willing to answer any of your questions, and ease any concerns you have. I'm glad we had Ann on our side. Thanks Ann. :)
